Demilec Vapor Barrier Installation: The Torrance Owner’s Guide
We install Demilec vapor barriers and retrofit existing Demilec spray foam jobs in Torrance every week. A proper Demilec vapor barrier installation typically runs $1,400 to $3,600 in Torrance depending on attic square footage, existing insulation condition, and whether we’re sealing over old open-cell foam or installing fresh in a new build. Most jobs are done in one day, and we keep Demilec-compatible materials on the truck so we don’t have to reschedule you for a second visit.
How we usually hear from people: they had Demilec foam sprayed three, five, or eight years ago, and now the attic smells musty, the drywall is staining near the ceiling, or their AC bill has crept up in a way that doesn’t match the weather. Almost every time, the issue is either an improperly applied vapor barrier or no barrier at all in the places that needed one. We’ll get into what that means below.
Which Demilec Models This Applies To
Demilec’s residential line breaks into two families: Heatlok HFO (closed-cell, acts as its own vapor barrier at 2 inches or more) and Sealection 500 (open-cell, which is vapor-permeable and requires a separate vapor barrier on the warm side). The compatibility gotcha most Torrance homeowners hit: Sealection 500 does not work as a vapor barrier on its own. If your installer sprayed Sealection 500 and told you it was sealed, they were wrong, and that’s why you’re seeing moisture problems now. Heatlok HFO pro, on the other hand, meets Class II vapor retarder standards at 2 inches and fully qualifies as an air and vapor barrier at 3 inches.
To identify what’s in your attic: look for the job sticker or invoice from the original install. If that’s gone, a fingernail test helps. Closed-cell Heatlok is hard and won’t dent. Open-cell Sealection is spongy and will leave an imprint. When we come out for a Torrance inspection, we’ll confirm the model, measure thickness in multiple spots, and tell you whether your barrier needs replacement or whether the existing foam just needs a proper vapor seal applied over it.
We use Demilec-branded compatible barriers, but for most retrofit jobs in Torrance we’ll pair it with a proven name from our truck stock. If your original installer used a knock-off barrier material that failed early, that’s a common story along the coast here.
Signs Your Demilec Vapor Barrier Installation Is Failing
- Musty attic smell that won’t clear – Moisture is getting through the barrier and soaking into the foam or framing. It means warm, humid air from the living space is migrating upward and condensing in the attic.
- Staining or bubbling on upstairs ceilings – Water vapor has condensed and dripped back down through the drywall. In Torrance’s marine-layer mornings, this shows up faster than most people expect.
- Rust on nails or truss plates – Persistent attic moisture shows up as rust on the metal connectors. It’s a slow but clear tell that your vapor barrier isn’t doing its job.
- AC running longer for the same comfort – Wet insulation loses R-value quickly. If your Demilec foam has been taking on moisture, it’s acting like a damp sponge instead of an insulator.
- Visible gaps, cracks, or missing sections in the foam – Open-cell foam shrinks slightly as it cures. If the original installer didn’t account for that or didn’t seal around penetrations like can lights and vent pipes, vapor gets through the gaps.
Replacement Cost & What’s Included
In Torrance, expect to pay between $1,400 and $3,600 for a Demilec-compatible vapor barrier installation. Smaller single-story attics with straightforward access fall at the low end. Larger homes, attics with low clearance, existing foam that needs partial removal before the barrier goes in, or multiple penetrations to seal push the price higher.
Every quote includes the barrier material, all prep work, sealing around penetrations, cleanup, and a written receipt showing exactly what was done. You get a written price before we start, always. No surprise line items after the fact. The work is covered by our 365-Day Done Right Promise, which covers labor and materials in writing for a full year. If the barrier fails within that window, we come back and fix it free.
We also stock Reflectix as an alternative radiant barrier for some Torrance attics where the heat gain is the bigger issue, though for a true vapor barrier retrofit on Demilec foam, a dedicated vapor retarder is usually the right call.
DIY or Call Us?
You can safely check the basics: look for visible gaps in the foam, check for water stains on ceiling drywall, and note any musty odor. That gives you information to make a decision. What we don’t recommend is climbing into a Torrance attic in July to start pulling out old foam and re-sealing it yourself. Attics here hit 130 degrees in summer, and working with spray foam sealants requires the right PPE and ventilation. The chemical adhesion work is less forgiving than it looks.
If your foam is intact but you’ve confirmed moisture problems, the barrier needs to go in correctly or the problem comes back in six months. Call us at (424) 306-0725 and we’ll send a background-checked technician in a marked uniform. You’ll get their name and photo before they arrive, so you know exactly who’s knocking.
FAQs
A properly installed vapor barrier paired with Demilec foam should last 20+ years in a Torrance attic. The failure point is almost always installation quality, not the material itself. Coastal humidity accelerates any installation mistake, which is why we inspect so carefully before recommending work.

In about half the cases we see in Torrance, yes. If the foam is intact and only the barrier layer or penetration seals have failed, we can repair those sections without a full redo. If moisture has already saturated open-cell foam, that section usually has to come out first. We’ll tell you which one applies before any work starts.
A typical single-story home takes one day, start to finish. Larger homes or jobs requiring partial foam removal can run two days. We schedule the visit, confirm the scope, and finish in the window we give you.
Yes. We carry Demilec-compatible barrier materials and the common sealants needed for a retrofit. If a job needs something specific from our supplier, we arrange it before your scheduled date so you’re not waiting on a second trip.
